First Stage: (Beginning of the process)


REALTOR® Consultation:

  • Agent/client interview to define agency and establish work agreement.
  • Agent/client home tour to identify selling points and determine the need for repairs.   
  • Discuss the client’s goals regarding sale of the property.
  • Define a working agency relationship by completing all listing paperwork.

Identify Marketing Strategy for the Property:

  • Using the Sales Comparison Approach to valuation, we’ll use local comparables to determine the fair market value of the property.
  • Estimate total costs for sellers, as well as net profit.
  • Create a customized marketing strategy specific to the seller’s goals and home’s needs.

Market Your Home:

  • Marketing Pictures are taken, Signage goes up to show that the home is for sale, and lockbox is put on site if necessary.
  • To showcase to all agents and prospective homebuyers, your home is listed on the local Multiple Listing Service (MLS).
  • Home is listed on numerous websites to maximize exposure of listing.
  • Marketing materials are distributed, and open houses and private showings are scheduled.
  • Professional Marketing techniques are uniquely utilized to maximize exposure of your home.


Offer Process:

  • Agents collect offers from associates in the industry and their potential home buyers.
  • Agents assist clients in reviewing, analyzing, and choosing the best viable offer for their unique situation.
  • Counteroffers and negotiations between buyers and sellers continue until a contract is accepted and completed.
  • The offer is confirmed and sets forth in writing the requirements of all parties involved in the transaction.

Stage Two: (There is a lot happening during this stage)

Escrow is Opened:

  • Escrow, the neutral party to the contract, is responsible for holding all parties accountable for their contractual commitments according to law.
  • To show intent to purchase, the buyer’s Earnest Money Deposit is put into escrow in good faith.
  • Escrow documents are created, agreed upon by all parties, then signed.
  • To complete the transaction, escrow requests all required documentation from various service providers.


Disclosures are Arranged and contingencies Start:

  • Seller completes all required disclosures to furnish to the buyers for their evaluation and approval.
  • Buyer’s contingencies for inspections, disclosures, loans, and appraisals commence.
  • During the contingency period, Buyer’s findings determine whether new negotiations are necessary or if original negotiations are still acceptable.
  • If all is pleasing, the contingencies are eliminated, if all is not satisfactory, then the particulars are re-negotiated until all parties are satisfied.


Stage Three: (Prepare to proceed)

Closing Commences:

  • After receiving final loan approval from the lender, Buyer signs and returns to escrow to be processed.
  • Under the contractual terms between parties, escrow orders title insurance policy.
  • Escrow will release a final breakdown of costs, known as HUD, to both parties to sign.
  • The buyer’s lender will send money to escrow to complete the purchase of the home.
  • Legal interest of the home is passed to the new owner where escrow has seller notarize the deed.


Record/transfer title and finalize transaction:

  • Documents will be provided to the county recorder’s office after all funds are deposited, and conditions are 100% satisfied.
  • Then escrow will disburse applicable amounts to the parties of the contract.
  • Your home will be sold, and keys will be given to the new homeowners.
